We will gather some basic information about your property by phone or email number of bedroom, bathrooms, age of roof and HVAC system and needed repairs and then we’ll schedule an appointment to see the house
Next we’ll do a quick walk-through of the house to determine overall condition to determine the repair costs

Then we’ll give you a cash offer, or depending on your circumstances and property condition, we may also provide a creative offer too…it will depend on your needs
And finally, as long as there are no title or survey issues we need to address, we’ll meet at the title company, sign documents and get you your cash

Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We don’t want to list houses…we’re professional home buyers: We buy various types of properties most anywhere in the coastal bend, and other areas of Texas too. We typically buy a property, rehabilitate it and then resell on the open retail market, however, we do keep some for rentals too and sometimes we’ll owner finance our houses.
Q: Do you pay fair prices for properties?
A: Most of the houses we purchase are purchased at below retail value as they often repairs and updates in order to us to be able to resell. But if circumstances exist that make a cash offer unacceptable to you, we’re usually able to pay more if we can include some type of creative financing that allows us to have a lower out of pocket cost initially.

We will also be transparent and let you know if an investor purchase is not in your best interest, then provide you options that may net you more money if a fast cash sale isn’t critical to you.

Q: How do you determine the price to offer on my house?
A: That’s a great question…we’re very transparent about our offer price which is based on numerous factors, including the property location, condition, expected repairs, projected value post-rehab, expected “hold” time, acquisition costs and sale costs. Our process is very straightforward.

Once all these calculations are considered, we can provide our offer.

Q: Are there any fees or commissions to work with you?
A: This is what makes Buying Texas Today stand out from the traditional method of selling
your house. There are NO fees or commissions when you sell to us. If you have mortgage, payments, child support or other liens on the property, we’ll of course have to take that into account on our offer. But we have many ways to structure a purchase if for any reason our cash offer doesn’t suit you.

Our job is to find a solution to your real estate problem and make sure you walk away happy with cash in hand.

Q: How are you different from a real estate agent?
A: First, e’re different because we have more than 25 years of home buying experience and have the knowledge to solve most any real estate, title or survey issue, so we can get you paid at the closing table. Real estate brokers list properties and wait for a buyer to come along, whereas we ARE the buyer. No waiting so you don’t need to sign a 4 to 12 month listing agreement with an agent and hope they can find a buyer, then pray that your home will appraise and will be accepted by the lender based on the condition.

Sometimes listing with a broker is actually in your best interest, and if that becomes apparent to us, we’ll gladly tell you such. But you’ll need to be patient and understand that a broker’s commission is 5%-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $5,000 – $6,000 in commissions to an agent) plus retail buyers seldom pay your asking price and often need you to make repairs to your house before they’ll close on it. Since we’re the buyer, we can usually make a decision to purchase before a broker can even take photos of your house for their listing.

Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation. Once you tell us a bit about your property, we’ll set up a walk-through of your property to check the overall condition so we can analyze our expected rehab costs. Either at, or within a day or two after our walk-through, we’ll provide you one or more offers on your property if it meets our purchase criteria.

From there, it’s 100% your decision on whether you would like to move forward. If not, we get to shake hands and go away as friends. Otherwise, we will get a contract signed electronically and proceed toward a fast closing.
